LRA process of work
construction consulting at its finest
Step one
This is the initial site analysis of the building as it was built in its current stage. This includes measuring all the current finish dimensions and specifying which areas need demolition. This phase may require "as-built drawings" in order to show the extent of change to the structure that may be imposed.
Step two
This is the beginning of innovation where we conceptually visualize the final outcome for optimal use and aesthetic value. Decisions made here are to set a reasonable standard for the expectations of the project. This step also includes basic discussion of budget values and limitations of the project. Once the concept and budget are defined we can test the feasibility using data in the following steps 3 and 4.
Step tHREE
An Architectural Zoning Analysis is a comprehensive report that through text and diagrams assess and illustrates the development rights of a property according to local zoning regulations. for commercial properties the analysis determines what one can build on a given property and is an essential part of zoning due diligence. For Residential properties it may be necessary to supplement data for insurance and taxation implications about the property's use.
Step four
Proposal writing is a document that outlines a plan of action, request for funding, or proposal of an idea.
